새 콘도들 출시 앞서 조준상 대표, 리처드 매니저 등 자택에 초대해 돈독한 우의 다져
 

국내 대형 건축회사 트리뷰트(Tribute)의 앨 립펠드(Al Libfeld) 회장이 로열르페이지 한인부동산 조준상 대표를 지난 7월30일 베이뷰-욕밀에 있는 자택에 초대해 15년간 맺어온 돈독한 우의를 다졌다.

이날 앨은 “로열르페이지 뉴컨셉 한인부동산 팀과 좋은 관계를 유지해 나가고 싶다”고 말했다. 이 자리에는 조성진(Richard Cho) 매니저(현직 변호사)와 크리스틴 문 중개인이 함께했다.

앨은 주택 개발업자로서는 물론 지역사회에 헌신적인 자선사업가의 명성을 얻어 2017년 건축토지개발협회(BILD)로부터 평생공로상(Lifetime Achievement Award)을 수상한 바 있다.

지난 1974년 건식벽체(Drywall) 사업으로 업계에 발을 내디딘 앨은, 1983년 트리뷰트를 친구인 Howard Sokolowski(현재 Metropia 건설사 대표)와 공동 창업해 본격적으로 건축업에 뛰어 들었다.

이후 고객들부터 우수한 품질을 추구하는 업체로 인정받으면서 광역토론토에 수십 개의 커뮤니티와 3만 채 이상의 주거지를 공급한 중견기업으로 빠르게 성장했다.

트리뷰트의 지난 36년 역사는 활기찬 커뮤니티를 조성하는 선구자 역할이었다. 이는 앨이, 그가 세운 커뮤니티에 완전히 참여한다는 철학을 실천했기 때문이다. 이의 일환으로 욕대학 콘서트홀, 에이잭스-피커링 병원의 최첨단 출산센터를 포함해 해당 지역에 많은 기부활동을 펼쳐오고 있다.

특히 발달장애를 가진 사람들이 자신의 잠재력을 최대한 발휘할 수 있도록 돕는 조직인 ‘Reena’는 앨의 마음속에 특별한 의미로 자리하고 있다. 앨은 지난 2000년도에 Reena 프로그램의 활성화를 위해 자신과 부인(3년전 작고)의 이름을 딴 ‘Al and Sheila Libfeld 기부 기금’을 설립했다. 이외에도 듀람 자선단체 BIDD가 170만 달러를 모금하는데도 앞장섰다.

알은 1990-91년 OHBA(Ontario Home Builders’ Association) 회장을 지냈으며, 신규주택 보증을 담당하는 태리언(TARION Warranty Corp.)의 의장도 역임했다.

트리뷰트가 처음 개발한 것은 에이잭스의 135채 주택으로 매우 성공적이었다. 이후 콘도미니엄에 눈을 돌린 것은 약 17년 전이며, 조준상 대표와 인연을 맺은 것은 15년 전이다.  

조 대표는 “건축업계에서 친분이 깊었던 Scott McLellan이 트리뷰트로 자리를 옮기면서, 당시 1717 애비뉴 로드 콘도를 맡아 한 것이 첫 인연이었다. 그 때가 3월이었는데 눈이 펑펑 내렸던 기억이 난다. 이후 트리뷰트에서 내놓은 많은 콘도의 분양에 우리가 참여했다”고 말했다.

앨은 ‘Tribute’로 회사이름을 정한 이유에 대해 “럭키 세븐을 좋아했기 때문에 Toronto 처럼 T로 시작하는 7자 단어를 찾게 된 것”이라며 “현재 President로 있지만 아들인 스티븐이 CEO를 맡아서 나보다 더 열심히 일하고 있다”고 소개했다.

앨은 지난 30여년 ‘말’(Horse)에 대한 사랑도 아주 각별했다. 만나는 사람마다 자신이 보유하고 있는 말에 대한 자랑이 늘어질 정도다. 특히 마구를 달고 1인승 2륜 마차를 끄는 하니스 경마(Harness Race)에 심취(웹사이트: www.libfeldkatz.com)돼 있다. 

트리뷰트는 세계적인 마케팅 정보 서비스 기관인 J.D Power로부터 2005년, 2010년 토론토 최고의 고객만족도 상을 수상했다.

최근 한인들에게 큰 인기를 누리고 있는 Y&S 콘도(Yonge & Soudan)를 분양한 회사다. Y&S 콘도는 에글링턴 지하철역과 인접해 있다. 이곳에 동서로 달릴 에글링턴 경전철(LRT)까지 완공되면 미드타운의 교통요지로 우뚝 설 예정이다.

또한 내달에는 돈밸리파크웨이 동쪽 Danforth & Main St.에 30층짜리 LINX 콘도(286 Main St.)를 선보인다. 총 301 유닛을 분양할 예정인 이 콘도는 토론토 다운타운에서 9km 거리며, Danforth GO스테이션과 메인스트릿 지하철역과 연결된다.

테일러 크릭 공원이 가까이에 있고, 온타리오 호수까지 차로 약 8분 거리다. 인근에 Sobey, Loblaws, Metro 슈퍼마켓과 LCBO 등이 있어 생활에 편리하다.

 

오는 11월에는 토론토 다운타운의 Dundas & McCaul에 38층짜리 382 유닛의 콘도(292 Dundas St. W)를 선보인다. AGO와 OCAD 인근으로 1, 2층에 소매점과 사무실, 2, 3층에 어린이 보육시설 및 사무실이 들어설 예정이다.

토론토대학 근처로 각종 레스토랑, 상점, 학교 등의 편의시설이 주변에 잘 갖춰져 있다. St. Patrick 지하철역에서 도보로 3분 거리며, 차이나타운, 그랜지(Grange) 공원 등이 인근에 있다.

프로젝트 명은 아직 정해지지 않았으며, 추후에 구체적인 내용이 나올 예정이나 Walk Score 99, Transit Score 100의 교통요지다. 따라서 한인들은 물론 다운타운에서 콘도를 찾는 사람들로부터 높은 인기를 구가할 것으로 예상된다.

앨은 “로열르페이지 뉴컨셉 한인부동산과 트리뷰트 팀이 서로 좋은 관계를 유지하며, 앞으로 출시될 콘도 프로젝트들도 성공적인 작품으로 만들어 가고 싶다”고 밝혔다.

A Beautiful Setting: Interview with the President of Tribute Communities

On July 30, 2019, Al Libfeld, the President of Tribute Communities, one of the largest, most innovative and successful developers in Canada, invited John Cho (President and Broker of Record of Royal LePage New Concept) to his breathtaking Bayview and York Mills Estate. In the setting of a lush green backyard, the two enjoyed a coffee together while reminiscing over their strong friendship and many successes over the past 15 years. Other invitees included Richard Cho (General Manager of New Concept) and Christine Moon (Broker at New Concept).
 

Humble Beginnings: The Libfeld Legacy

Before the war in Europe, Libfeld’s father was in the construction business, focusing mainly on hardwood flooring in Poland. Following immigration to the United States, Libfeld Sr. worked as a floor installer, carpenter, carpentry contactor, general contractor, and finally an apartment builder. “Building is in my blood to a large degree”, Libfeld says in reference to his pedigree and family background. Following his Political Science studies at a highly ranked University in the U.S., Libfeld immigrated to Canada and started a drywall business in 1974, which employed over 100 people. However, as the depression took hold of the country’s economy, he was forced to innovate and think outside-the-box, which led him to co-found Tribute with his neighbour and friend at the time, Howard Sokolowski (current Chairman and CEO of Metropia).
 

The Success of Al Libfeld & Tribute in the Development World

“Currently, I am the President of Tribute, but my son Steven is the CEO of the company and he works much harder than me,” said Libfeld. Tribute started in development with buying lots in Ajax, selling fully furnished homes in cooperation with The Brick furniture stores. In fact, Tribute was in approximately one third of all Brick commercials at the time. Following continued success, the company expanded into the condo market about 17 years ago, which lay the ground work for New Concept to begin working alongside the innovative developer. To date, Tribute has built more than 30,000 homes, primarily focusing on larger projects and developments. Libfeld’s passion for building is only mirrored by his love of horses, not only as a breeder but also as an avid fan of harness racing (a race featuring a driver on a two-wheeled cart called a “sulky” – website:www.libfeldkatz.com). In fact, Libfeld owns numerous horses in Canada, the U.S. and Sweden. Perhaps the preparation, strategic thinking and fierce competition of developing real estate closely parallel the landscape of breeding and racing horses.  
 

Philanthropy & Accolades

In Tribute’s 36-year building history, the developer has clearly impacted the GTA by creating new communities with one-of-a-kind architecture and design, all the while, staying true to Libfeld’s philosophy of “giving back to communities”. Tribute has supported the Ajax-Pickering Hospital by contributing funds towards a new birthing centre, sponsored York University’s Concert Recital Hall, and passionately founded Reena - a non-profit organization that supports those with developmental disabilities. Moreover, Libfeld also volunteered with Building Industry for Durham Deeds to raise 1.7 million for Durham Region Charities. In multiple years, Tribute has been awarded J.D. Power & Associates New Home Buyer Satisfaction Award, and in 2017, Libfeld was honoured with the Lifetime Achievement Award from the Building Industry and Land Development Association.
 

Tribute & New Concept

“Al Libfeld is one of the most wonderful human beings I have ever met, and he always delivers what he says, on time too”, says John Cho. Libfeld and Cho were introduced to each other by a mutual contact for the purpose of sales on Tribute’s 1717 Avenue Road, which featured high end luxury condos south of Wilson. On the day of New Concept’s sales function, there was a record amount of snowfall in the city, which usually ends in a disappointing and unproductive sales event. However, New Concept Salespeople managed to sell 36 condo units in one day, which was a remarkable feat at the time and the project ended up being a winning investment for purchasers – this not only solidified the strong relationship between the companies, but also sent a signal to the Korean community with respect to making money buying pre-construction. “The relationship we have with New Concept is solid and will always remain that way”, remarks Libfeld.
 

Ongoing & Future Projects

Tribute’s recent development, Y&S (Yonge and Soudan, 2161 Yonge St.), is very popular among Korean investors. Y&S is located at Yonge and Eglinton, just steps away from the TTC, and following the completion of the LRT, residents will experience a world-class transit system in midtown from east to west. Libfeld remarks, “…the architecture is outstanding and the location cannot be beat on Yonge south of Eglinton”. The building will boast 5 floors and 90,000 square feet of commercial space, which will undoubtedly focus on making the area more convenient for residents.
 

Next month, Tribute is scheduled to launch LINX (Danforth and Main, 286 Main St.), which will boast a 30-storey building with 301 residential units – the onsite sales office is currently under construction. This location is minutes from downtown, Lake Ontario, parks, Go Transit, TTC, LCBO, Supermarkets, and of course, The Danforth. Most notably, the price point will fit perfectly for those looking to get into the housing market for the first time in a very desirable location, in close proximity to the core. Due to the anticipated affordability and location, there are currently over 2000 registrants on the Tribute’s site awaiting its release, according to Libfeld.
 

Coming in November, Tribute is introducing a project in one of Toronto’s most sought-after neighbourhoods, Dundas and McCaul (292 Dundas St. W.). The 38-storey building with 382 units is located near the AGO, OCAD, UofT, Ryerson, TTC, and quite simply, cannot be better location-wise. There will be retail, commercial and a City of Toronto Daycare within the building, which brings convenience to another level. Although the project is currently unnamed, it has a walk score of 99, transit score of 100, and is predicted to be one of the hottest projects in downtown following its release.
